TERMS & CONDITIONS

The properties known as Cross Court, Friars House and 220-222 Stone Road are owned by BELL Real Estate Ltd. trading as BELL Apartments a provider of holiday accommodation from here on called the Company.

Letting

The property is let as holiday accommodation within paragraph 9 of Schedule 1 to the Housing Act 1988. Accordingly the tenancy granted is not an assured shorthold tenancy and the Tenant has no security of tenure. It is prohibited that the address of the property is supplied for correspondence other than reasonable use of a holiday maker. Prohibited use of the property address includes but is not limited to, bank applications, visa applications, insurance, finance, or contract applications, or any other purposes that would not suit the intended use of a holiday maker in holiday accommodation.

Guest Behaviour

Guests are required to conduct themselves appropriately at all times and comply with Company procedures and/or requests with regard to respect of the property of the Company, its employees, guests and their health and safety. Guests are required to not disrupt the enjoyment and well-being of other guests, the running of the accommodation, or cause offence to other guests and members of staff. We reserve the right to refuse accommodation or remove you and members of your party from the property if, in our reasonable opinion, we consider this has been breached. If this is the case we have no obligation to refund you for lost accommodation, or any other loss or expense incurred. The accommodation is for the exclusive use of registered guests we reserve the right to refuse access to unauthorised visitors or remove them from the property. Drug use, sex work or illegal activity are strictly forbidden at the property.

Parties

Parties are strictly forbidden.PetsNo pets are permitted at the property. SmokingAll apartments are no smoking.

Parking

If your apartment has the benefit of parking you will be allocated a parking space before arrival. Parking for a second car must be booked before arrival and is subject to availability. Vehicles must be parked within the marked allocated parking bay and be no longer than 5 meters in length (a large SUV or Medium Wheel Based Van). There is £100 charge for unauthorised vehicles which is clearly signed on site. 

CCTV

We advise that video and audio recording will take place outdoors and in communal areas. We are taking these steps for the safety and security of all guests, employees and the property.

Maintenance

Where there is a risk to health or damage to property we reserve the right for emergency access to the property. In all general maintenance circumstances a minimum 24 hour notice will be served and wherever possible arranged at the convenience of the guest.Should a maintenance issue be raised by a guest we aim to resolve the issue within 24 hours.

Complaints

Guests are provided with contact details of the Property Manager when booking. All complaints should first be reported to the Property manager and will be investigated, this may require immediate access to the property which should not be refused.
