TERMS & CONDITIONS

The properties known as Cross Court, Friars House, and Sunstone (220-222 Stone Road) are managed by BELL Constructs Ltd., trading as BELL Apartments ("the Company").

Letting

The property is let as holiday accommodation under paragraph 9 of Schedule 1 to the Housing Act 1988. The tenancy is not an assured shorthold tenancy, and the Tenant has no security of tenure.

The property address may not be used for correspondence beyond reasonable holidaymaker use. Prohibited uses include, but are not limited to, bank, visa, insurance, finance, or contract applications.

Guest Behaviour

Guests must conduct themselves respectfully and comply with Company procedures regarding property, staff, and guest welfare. Disruptive behaviour, illegal activity, drug use, or sex work is strictly prohibited. The Company reserves the right to refuse accommodation or remove guests without refund if these terms are breached.

Exclusive Use

The accommodation is strictly for the exclusive use of registered guests only. Unauthorised visitors are not permitted under any circumstances. The Company reserves the right to refuse access to unauthorised visitors or remove them from the property immediately.

Non-Payment

Failure to make payment in accordance with the terms stated on the invoice will be treated as a breach of contract. If full payment is not received by the due date, the Company reserves the right to take possession of the property. At our reasonable discretion, we may remove you from the premises, prevent further access, or cancel the booking.

In the event of non-payment, interest will accrue daily. For business customers, interest will be charged at 8% above the Bank of England base rate in accordance with the Late Payment of Commercial Debts (Interest) Act 1998. For individuals, interest will be charged at 3% above the Bank of England base rate. A fixed debt recovery fee of £40 will also be added to the outstanding balance.

Accommodation, Toiletries & Supplies

All accommodation is self-catering. Initial provisions are provided for guest convenience; thereafter, guests are responsible for their own supplies.

Parties

Parties are strictly forbidden.

Pets

No pets are permitted.

Smoking

Smoking, including cigarettes, vapes or e-cigarettes, cannabis, or any other substances, is strictly prohibited in all apartments and communal areas, in accordance with UK law. A fee of £250 will be charged for any breach of this policy to cover deep cleaning, deodorising, and any loss of income due to smoke contamination. This policy is enforced without exception.

Parking

If allocated, parking spaces will be confirmed before arrival. Additional spaces must be pre-booked and are subject to availability. Vehicles must fit within marked bays and be no longer than 5 metres. Unauthorised parking incurs a £100 charge, as clearly signposted.

CCTV

Video and audio recording operate in outdoor and communal areas for guest and property security.

Maintenance

In emergencies, the Company reserves the right to access the property immediately. For general maintenance, at least 24 hours’ notice will be given where possible. Guest-reported issues will be addressed within 24 hours.

Damage to Property

Guests are liable for any damage caused through negligence or misconduct. Costs for repairs or replacements will be charged to the guest’s credit/debit card or invoiced. Lost revenue due to severe damage may also be charged. Charges may be applied post-departure.

Removal of Property

Guests will be charged for any unauthorised removal of Company property, including replacement and carriage costs. Costs for replacements will be charged to the guest’s credit/debit card or invoiced. Lost revenue due to may also be charged. Charges may be applied post-departure.

Complaints

Guests should report complaints to the Property Manager using the contact details provided. Investigations may require immediate property access, which must not be refused.
