We are committed to operating our short-let accommodation responsibly, balancing guest comfort with environmental awareness and long-term sustainability. Our approach is practical and proportionate, focusing on sensible operational decisions rather than unrealistic targets or greenwashing. We recognise that responsible management can reduce environmental impact while maintaining a consistently high standard of accommodation and guest experience.
2. Energy Management
We seek to minimise unnecessary energy consumption across our properties through sensible operational controls and ongoing maintenance. Where possible, energy-efficient LED lighting is used, and modern, energy-efficient appliances are installed when replacements are required. Heating and hot water systems are managed using appropriate controls, such as timers where installed, to avoid unnecessary use. Guests are encouraged to switch off lights and appliances when not in use, and properties are maintained to support efficient insulation and heat retention wherever practical. Energy efficiency is considered as part of routine maintenance, refurbishment, and replacement cycles.
3. Water Conservation
We take reasonable steps to reduce water usage while ensuring guest comfort at all times. This includes the prompt identification and repair of leaks, the installation of water-efficient fittings during upgrades where appropriate, and the provision of towel and linen reuse options for longer stays. Guests are encouraged to use water sensibly through clear, non-intrusive guidance, without placing restrictions on comfort or experience.
4. Waste Management & Recycling
We aim to reduce waste and promote responsible disposal across our properties. Where local facilities allow, clear recycling guidance is provided to guests. We seek to reduce unnecessary single-use items where practical and ensure that all waste is disposed of responsibly and in accordance with local authority requirements. We also work with suppliers and contractors who operate in a professional and responsible manner.
5. Housekeeping & Linen Changes
To reduce unnecessary water, energy, and chemical usage, daily housekeeping and linen changes are not provided as standard. Guests staying for longer periods are offered a scheduled housekeeping service, with additional housekeeping visits and linen changes available on request as an optional upgrade. This approach supports a high standard of cleanliness while allowing guests to choose the level of service that best suits their stay.
6. Cleaning & Housekeeping Practices
Our housekeeping practices are designed to maintain consistently high standards of cleanliness while avoiding unnecessary resource use. Linen rotation and stock are managed efficiently, unnecessary laundering is avoided where appropriate, and clear cleaning standards are maintained across all properties. Cleaning products and methods are selected based on effectiveness, safety, and suitability for professional short-let accommodation rather than marketing claims.
7. Guest Awareness & Participation
Guests are encouraged to participate in sustainability efforts. This includes reusing towels and linens during longer stays, switching off lights, heating, and appliances when leaving the property, and following local recycling guidance where available. Communication with guests is clear and friendly, with no pressure placed on participation.
8. Contractors & Suppliers
Where possible, we work with contractors and suppliers who operate professionally, comply with relevant environmental, safety, and legal regulations, and support efficient maintenance and long-term care of the properties. Contractor selection prioritises reliability, compliance, and quality of service.
9. Continuous Improvement
Sustainability is an ongoing process. We periodically review our operations and consider improvements where they are practical, proportionate, cost-effective, and beneficial to guests, properties, and the wider environment. Any changes are implemented in a way that maintains service standards and operational reliability.
10. Policy Scope
This policy applies to all short-let accommodation owned by BELL Apartments and supports our wider commitment to responsible property management, operational professionalism, and guest care.
